City of Calgary Property Assessment

The City of Calgary's property assessment of Calgary real estate is a system developed to estimate what the city of Calgary should proportionally tax a Calgary home based on its estimated value. The property assessment is also based on The City of Calgary's estimate of the market value of the property on July 01 of each year & the home's characteristics and physical condition on December 31 of each year.

What is important to note:

The estimate is determined every June 30 and released the following January. The Calgary Market is always changing and in order to have a current value of your home, a current market analysis of your home should be completed to determine the value at that point in time. The city's estimate is determined by a formula and solely on numbers. No one from the city comes to see your house or views the homes they are comparing it to. So, if your home was backing onto a park or green space, in a great location, had a great layout, a fantastic backyard, a beautifully kitchen, etc .. the city of Calgary's property assessment would not take those positive features into consideration for their estimate. The same goes for a property on the flip side, which may have features that are not attractive to most buyers but is valued based on the average.
